Access Statement


Introduction

The house is detached and made of standard brick. The first house is clad with cedar and encased with a concrete tile roof. Set in a reasonably easily accessible location about ¼ of a mile by foot from the centre of Loddon.

The house is accessed directly off Mill Road down a shared drive which crosses the footpath leading to the centre of the village. The drive is narrow and difficult for large vehicles.

There are local bus services from the centre of Loddon to both Beccles and Norwich.

Arrival & Car Parking

There is adequate parking for about five cars, both in front of the house and in front of the garage.

Loading and unloading can be done, either by the front door with two small steps into the porch from a gravel forecourt. Please note there is no hand rail. There is also level access via the backdoor, to the left as you drive in. There is concrete to the back door and a disabled mobile ramp (stored just inside the back door) which can be used to get in the back door.

Lower Area Access

All except one of the bedrooms are on the first floor. Downstairs there is a large bedroom, the hall, kitchen conservatory and living area (dining room and lounge). All areas are hard floored, vinyl or wood covered in loose rugs. The doors are all 30 inches wide. There are small changes in levels in doorways. The front door has two small steps with a total height rise of 18 inches.

The flight of stairs up to the bedrooms has a banister and rail on one side only (the right as you go up) and consists of two steps then a landing, a further five steps to a second landing and then a further seven steps to the top of the stairs. All steps approx. 8 inches wide with risers 7 inches high. The staircase is 32 inches wide.

The upstairs room apart from the master bedroom and the bathrooms is carpeted with loose rugs on top. The master bedroom has a solid wood floor with rugs (anti-slip material underneath)

All keys for the doors and windows are in the key box on the hall wall.

Dining Room

A high chair is available on request.

The downstairs bedroom

This room has an Amtico wood floor with large loose rugs and either twin or super-king bed and either one or two single beds. All are standard modern beds approx 60cm high. Access is available on both sides of all the beds. Bedside tables are available to each bed space. There is a wide selection of lighting options, both in the room and the en-suite.

The en-suite has a standard toilet 43cm high, a pedestal basin (wheelchair friendly) and a large walk in wet room with thermostatic shower. There are grab handles available on request to help people to get in and out a shower stool and a disabled toilet seat. The flooring is vinyl.

The two large upstairs bedrooms

These rooms have modern zip and link divans approx 55cm high, which can be converted into 2 singles or made up as super-king doubles. There is a wardrobe and bedside tables. The flooring is fitted carpet with loose rugs on it. There is selection of wall lights and side lamps. One of the rooms has a washbasin in it.

The Master Bedroom

This has a large super-king bed of standard height with a side table on each side.

The en-suite has a large vanity unit basin, toilet and 120cm x90cm shower with glass doors and a low rise tray. It is fitted with a thermostatic shower. The flooring is vinyl.

The Single Room

This room has a single bed and side table. The flooring is fitted carpet with a loose rug. There is a variety of lighting, including  bedside lights,

Family Bathroom

This has a vinyl floor, a bath with shower fitted over the bath, standard toilet and vanity unit basin. There is a shower curtain hung over the bath.

Outdoor facilities

There is a large garden approx 1 acre laid to lawns and some terracing. Access to all areas is available without the use of steps. A variety of garden furniture is provided for guest use, all wooden and hard seated.

Additional Information

All the accommodation is strictly non smoking. Pets and service dogs are welcomed by arrangement. Sorry, no cats. There is a reasonable mobile phone service often best upstairs and in the front of the house.

Information about walking and other information is available in the  folder in the living area or by request prior to arrival. There is a good selection of places to eat nearby with the nearest pub that serves food being just ¼ mile away.

Moles Acre is open all year.
